In short: a move-out clean is a deep clean of an empty home, including the inside of every cabinet, drawer, closet and appliance. In Cape Coral it typically costs $250–$350 for a 2/2, $300–$450 for a 3/2 and $400–$600 for a 4/3, as estimates. Book it for after the movers leave and before the walkthrough, and leave the power and water on.

Who books it, and what they need

Tenants want the security deposit back. Florida law gives a landlord 15 days to return a deposit when nothing is claimed, or 30 days to send written notice of any claim, and cleaning is one of the most common deductions. A documented professional clean is the simplest defense against one.

Landlords and property managers want the unit rent-ready between tenants, often in a tight window. We can work from your own turnover checklist and send photos when the job is done.

Sellers want the house to look cared for at the buyer’s final walkthrough, and buyers want someone else’s life wiped out of the kitchen before their boxes come in.

The move-out checklist

  • Inside every kitchen cabinet and drawer, wiped and crumb-free
  • Inside the oven, fridge, freezer, dishwasher door seal and microwave
  • Range hood and filter degreased
  • Bathrooms scrubbed, including inside vanities and medicine cabinets
  • Closet shelves, rods and floors
  • Baseboards, door frames, switch plates and outlet covers wiped
  • Blinds and window sills dusted, slider tracks vacuumed
  • Ceiling fans and light fixtures dusted
  • Every floor vacuumed and mopped, including under where furniture stood

Timing a move in Cape Coral

Most leases here turn over at month end, and a lot of seasonal leases end in April, so the last few days of a month book up first, and late April more than most. Give us a date a week or two ahead if you can. The clean works best with the home fully empty: boxes stacked in a garage or a room still full of furniture means the crew can’t finish those spaces. Leave the AC running. A closed Cape Coral house heats up fast, and a crew working in 90-degree rooms works slower.

What we don’t do on a move-out

We don’t haul away furniture or junk left behind, patch nail holes or paint walls, or clean carpets with a hot-water extractor; we vacuum carpet, and a carpet cleaner should follow if the lease calls for it. Outside window washing and pressure washing are separate trades. If any of these are in your lease, we’ll tell you when quoting so you can book them in the right order: repairs and paint first, then our clean, then carpet.

Move-out cleaning questions

Does the power need to be on for a move-out clean?

Yes. We need lights, water and working outlets for vacuums. Ask the utility to cut service the day after the clean, not the day of the move.

Can you clean while I’m still moving out?

We can start in finished rooms, but a true move-out clean needs the home empty. Booking the day after the movers is the usual plan.

Will this guarantee I get my deposit back?

No one can promise that, since damage and wear are separate from cleaning. A professional clean removes cleaning as a reason for deductions, and we can photograph the finished home for your records.

Do you do move-in cleans too?

Yes. It is the same checklist, done before your things arrive, and many people prefer it because the last occupant’s idea of clean may not match theirs.
