In short: an opening clean gets a house that has sat closed for months ready to live in: dust off every surface, fridge and freezer cleaned, beds made, bathrooms and kitchen done, lanai swept. A closing clean empties and cleans the fridge, strips beds and leaves nothing behind that will spoil. For a 3/2 in Cape Coral an opening typically runs $250–$400 and a closing $200–$350, as estimates.
What sitting closed does to a Cape home
A house left from April to November doesn’t stay as you left it. Even with the AC set to hold humidity down, a fine layer of dust settles on every surface and fan blade. Drains that weren’t used dry out and can smell. Anything in the fridge that wasn’t thrown out is a problem. Lanai furniture collects pollen, leaves and the odd lizard. Water spotting on glass and fixtures hardens. None of it is serious, but none of it is how you want to spend your first afternoon back.
The opening clean
- Full dust-down, high to low: fans, vents, light fixtures, shelves, blinds and sills
- Kitchen cleaned, including inside the fridge and freezer
- Bathrooms cleaned; every faucet and shower run so the drains are fresh
- Beds made with the linens you left stored, or fresh ones if you ship them down
- Floors vacuumed and mopped throughout
- Lanai swept, furniture and cushions wiped down
- AC return grilles dusted and the filter swapped if you leave one out for us
- A text and photos the day before you arrive so you know it’s done
The closing clean
When you leave, the job is to close the house so the opening clean is easy. We empty the fridge of anything perishable and clean it, prop the doors if you’re switching it off, strip and launder or bag the linens, clean the kitchen and bathrooms, take out every bit of trash, and do a last pass on floors. We note anything that looks like it needs a trade’s attention while you’re away, such as a dripping tap or a slow drain, so you can call someone before it becomes a problem.
Cleaning is not home watch
A lot of Cape owners also pay for home watch while they’re away: someone who walks the house every week or two, checks for leaks, runs the water and reports back. That is a separate service with its own insurance, and we don’t offer it. What we do is the cleaning at either end of your season, and we’re glad to coordinate with your home-watch provider so the house gets one last look after we finish and one first look before we arrive.
On price: seasonal figures on this page are estimates. An opening is priced like a deep clean of an occupied home; a closing like a standard clean plus the fridge and linens. If the house sat closed through a storm or a power cut, tell us, since it can change what we find.
Seasonal cleaning questions
Can you clean before I’m back from up north?
Yes, and most opening cleans happen that way. We use your door code or lockbox, or a key from your home-watch provider, and send photos when we’re done.
When should I book my opening clean?
As soon as you know your travel date. November through January is the busy arrival window, and the days before Thanksgiving and Christmas go quickly.
Will you check the house for problems?
We tell you about anything obvious we see while cleaning, like a leak under a sink or a stain on the ceiling. A systematic check of the house is home watch, which is a separate service.
Can you shop for groceries before I arrive?
No, but we’ll make sure the fridge is clean and running so it’s ready when you or a delivery service fill it.
